Guthrie’s Stop & Shop sits on a frontage road adjacent to US Highway #281 in New Rockford, North Dakota and just may be the business for you if your intentions are to own a business that is going to produce a nice income for your family. The present owners have had this business since 1998. There was a non-owner operating the business for the owners the past two years and the owners have since closed the business down, at the present time it is not operational. The building is a block building with a number of additions through the years and has about 2600 square feet of interior space. The parking lot is large where you could easily house a number of long haul trucks while filling with fuel and having a sandwich.
If your wondering what about the tanks, do they meet all the new standards or will I have to make a big investment in getting them up to standard? Well yes they certainly do meet all standards as they were installed in October 1997.
They are double walled interstitial monitored tanks that were installed by O’Day Equipment of Fargo. There are two tanks, the one tank is a 10000 gallon tank that is used for Unleaded gas and the other 10000 gallon tank is a split tank that is 3700 gallons of Diesel fuel and the other 6300 gallon portion has Ethanol.
There are SubPumps in the pit down below the ground that are FE Petro which feed the above ground pump dispensers, there is an ILS alarm system in the event of problems, they are Veeder Root, there are sump pumps in the pit below the ground that are EMCO to take care of any problems that may arise. The pumps are Tolcheim and there are two pumps with each pump having six (6) hose dispensers. There is a canopy that was installed the same time the new equipment was put in.
The business was averaging around 8000 gallons of fuel being sold weekly; there are two other stations in New Rockford, this being an independent station makes it an outstanding purchase as you can set your prices below what fuel is being sold for at the other two stations and sell a tremendous amount of fuel. No sense in matching what everyone else does, set your price and watch the business roll in your direction.
The business also serves as a convenience store and sells many small food products you can even pick up some groceries if you did not get to the grocery store before closing. It sells treats and many beverages as well. If you need the morning paper you can pick that up also. There were video rentals with a wide selection.
There were sandwiches sold that could be heated in a microwave and they also had hot food from there kitchen as well. This involved submarine sandwiches, pizza, morning sandwiches with eggs and sausage, let your imagination be your guide as to what you want to do with the food. Many people would stop and take food with them to Devils Lake fishing or just eat and work on the run, while there is also an area with booths for the person who just wanted to take a break and relax and eat in comfort.
All the equipment and fixtures are being left with the sale of the property; the owner is not taking anything. There are a couple of pop machines that belong to vendors that cannot be sold but more than likely the vendor would certainly want to keep them there for your use.
The cost to install a new pumping operation with tanks, pumps and alarms amounts to about what the entire business is selling for and you do not have to worry about that at all as everything is in place an operational. The income that was and can be generated from this business is absolutely outstanding, if your thinking about a business venture, take that step forward and never look back!
