It is located in a very busy street in downtown San Diego. 7,000 people walk by daily and 2,500 – 3,000 people/day come off the bus at a stop nearby. It serves Mediterranean or Middle Eastern fast food cuisine, such as kabobs, falafel, taboule, hummus and shawarma, but the facilities are suitable to a number of alternative cuisines (such as Mexican) - if the new owner is so inclined – with almost no new investment. The restaurant is not allowed to serve either subs or pizza, but otherwise has all possibilities open. Even in the short time of its existence, the restaurant has been profitable and there are clear financial records showing this. There is no beer or liquor license. Most customers are for the lunch and dinner period, but walk-ins occur throughout the day. There are about 20 seats available in restaurant, although much of the business is take-out. A more intimate dining possibility is at the bar area. The restaurant has been open briefly (only since mid-July 09) and has been profitable from the beginning. Nevertheless, the owners had expected the business to be run by an associate, who pulled out before opening and the owners do not feel that they are the best fit for running the restaurant. Consequently, they wish to divest this business and concentrate on other investments. The figures for revenue and owner’s discretionary earnings are extrapolated from the auspicious start. The Seller is highly motivated to sell the restaurant and will consider all reasonable offers. The owner wants to sell asap and has priced the business very attractively for this to occur – take advantage of his impatience. His impatience is your opportunity!

Market Outlook and Competition:A small restaurant in a very busy street. The lunch crowd fills the tables, but many more take the well accepted dishes out. A large number of pedestrians is assured by the proximity (1 block) from one of the best known, popular and prestigious malls in San Diego and tourists, employees (including large number of government employees) and the streams of shoppers leaving the mall, assures a constant flow of visitors and the tasty and reasonably priced menu keeps them coming back. A great location in a busy street with constant pedestrian traffic combined with a great little menu have proven to be a very successful formula for this start-up. As the pedestrian traffic never ceases, there is substantial potential to increase revenues and profits by adding new products to menu. The present formula has worked extremely well, but further fine tuning can certainly open up additional success. The important thing is that the location has proven to be successful from the start and a good location is a big part of future success.
