Recent start-up (6/08) selling women’s & children’s shoes & accessories like special tops, socks, infant sets, belts & bags in a 1,000 s.f. store now located in Newtown, CT.

Business caters to the needs of all ages from infants to adults.

Current Owner relocated the business from its original location in Newtown, 3 miles south, to Monroe, CT for better street-side visibility & access. Its former location was in the rear of several store fronts on Route 25 and didn’t have visibility on this highly traveled road.

Coincident with relocating the business the Owner would like to sell the business or find a partner to share the workload & financial investment.

Store hours are Monday through Saturday 10 – 5, closed Sunday. Owner works full-time with 3 part–timers (as needed).

Furniture, fixtures & equipment and leasehold improvements are conservatively valued +/- $32,000. Inventory is estimated at +/- $84,000.

Revenues for the 1st 6 months of operation was +/- $56,000. Assuming (worst case) a doubling of this number for a 12 month ProForma and estimating 12 months of expenses - Owner’s Cash Flow would be estimated at +/- $14,100.

This is amazing for a start–up to already be breaking even in less than a great location and present economy. It appears that this is a good concept and will take off as the economy improves and the business continues its marketing and promotion efforts.

As mentioned above the lack of a street side presence impacted sales. Even though it was in a great area - it didn’t have visible from the street which is important especially for a start-up. The Owner moved the store to Monroe, CT (3 miles from its original location) to a more visible spot in Monroe, CT.

Rent at the new location is $1,650/month (including nets).
Selling Price of this business is $59,900 including inventory (+/- $84,000).
