Introduction
Brian Whitta has spent over two decades helping people in Ohio make some of the largest decisions of their lives: where to live, where to build a business, and when it is time to sell one.
He is Principal Broker and President of Coldwell Banker Flag City and Coldwell Banker Commercial Flag City, and Managing Director of Transworld Business Advisors of Northwest Ohio. All three firms operate from a single office in Findlay, and that is deliberate. Residential real estate, commercial real estate, and business brokerage are usually three separate conversations with three separate companies, leaving clients to carry information back and forth between people who never speak to each other. Under this structure, a manufacturer who wants to sell the company, sell the building it sits in, and find a house closer to the grandchildren can do all of it with one team that already understands the whole picture. The business brokerage side is owned by his cousin, Jake Whitta, Principal Broker and President of the Transworld office.
Brian entered real estate in 2005, and he brought a full career with him. He had sold at the retail counter and in medical equipment, where the product is complicated and the buyer is often under real pressure. He had managed customer service teams and run a retail store. He had served in operations in public education, an environment where budgets are public, stakeholders are many, and every decision is examined under a microscope by people who care intensely about the outcome. He had worked as a consultant. By the time he listed his first property, he had already learned the things that make a broker genuinely useful: how to hear what a person needs underneath what they are asking for, how to run an operation that keeps its promises, and how to do business in a town where you will see your clients again at the grocery store.
His peers have taken notice. Brian has been named REALTOR® of the Year twice, an award voted on by other agents, which makes it a fair measure of how a person conducts himself when a transaction gets difficult and no one is watching but the people on the other side of the table.
Much of his career has been spent working on behalf of the industry rather than inside any single deal. Since 2017 he has served as State Political Coordinator for Senate District 1 with Ohio REALTORS®, carrying the concerns of property owners and practitioners directly to the people who write the laws governing them. He has served as District 2 Vice President and as a member of the state Executive Committee, and he chaired the Legislative Steering Committee, the body responsible for shaping the association's policy positions. He is also a director of the West Central Association of REALTORS® in Lima. The reasoning behind all of it is simple. Private property rights and the health of the housing market are not abstractions in a community like Findlay, and somebody has to show up and say so out loud. Real estate drives the economy. Brian is acutely aware of this.
He is currently pursuing the CCIM designation, one of the most demanding credentials in commercial real estate. The coursework is heavy on financial analysis, market forecasting, and investment decision-making, and Brian is doing it for a practical reason: commercial clients deserve a broker who can actually run the numbers on a property, stress-test the assumptions behind an asking price, and explain what the deal will look like in year seven, rather than one who can only describe the building.
Brian also serves as a permanent deacon, and preaching is a steady part of his life. His homilies run conversational and plain-spoken, theologically serious without being dense, and usually funnier than people expect walking in. It is not a separate life from his work. Both ask the same thing of him: pay attention to the person in front of you, tell them the truth even when it costs you something, and do not waste their time.
Outside the office he stays involved in charitable work across the region, including an annual diaper drive, and remains connected to the area business community through Chambers of Commerce, economic development corporations, and other local networks. He keeps a standing interest in the chemistry of human relationships, a habit of mind that shows up in how he approaches a complicated transaction: identify the parts, understand what they do to each other, and stop guessing. He, his wife, and children live in Northwest Ohio.
More than twenty years in, his view of the work has not changed much. Real estate involves large numbers and long consequences, and most people go through it only a handful of times in their lives. The job is to know more than they do, care as much as they do, and be the same person at the closing table that you were at the kitchen table.
