Business Description
Semi-Absentee Specialty Retail Chain — A Rare Turnkey Opportunity
Multi-Unit Specialty Apparel — Two Mature Stores Plus a Priced Growth Option, With Two Dormant Revenue Channels Available for Reactivation
A 29-year, three-location specialty intimate apparel retailer with two mature, established Utah locations and a third ramping location, offered by a retiring founder. The business has zero long-term debt, a true semi-absentee operating model already in place with on-site managers at every location, and approximately $481K of current, curated inventory transferring at cost.
Category leadership in Utah’s extended-sizing specialty fitting market. The Company holds an estimated 10 to 15 percent share of the addressable Utah extended-sizing specialty segment (band sizes 28 through 48, cup sizes A through O). Only one named specialty competitor has been identified across all three trade areas combined. Mass retailers, national chains, and pure-play online DTC brands do not compete on fit or extended sizing.
The valuation frame is built on two mature stores, not three. The Bountiful and Riverton locations generate approximately 81 percent of consolidated revenue and combine for approximately $210K of standalone earnings after backing out partial-year ramp drag from the third location. The St. George location, opened 2024, is priced separately as a growth option.
Asking $1,875,000 total = $1,050K two-store mature operating business at a 5.0x specialty-retail multiple + $200K St. George growth option + $481K inventory at cost + $144K brand and intangibles (29-year brand, 20-plus year customer purchase database, multi-unit operating template). A skeptical buyer who values the growth option at zero still sees $1,531K of mature operating value plus inventory.
Two dormant revenue channels available for reactivation, NOT priced into the base ask:
1. Durable Medical Equipment (DME) channel. The Company was previously a CMS-accredited DMEPOS provider for post-mastectomy bras, compression garments, and prosthetic breast forms. Insurance-billed revenue distinct from cash retail. Went dormant with ACA rule changes. Reactivation requires the buyer to renew CMS accreditation. Operational knowledge and fitting infrastructure are already resident.
2. Plastic surgeon referral channel. The Company held active referral relationships with local plastic surgeons for post-augmentation, post-reduction, tummy-tuck, and liposuction compression fitting. Went dormant during the same period. Reactivation requires the buyer to rebuild the referral network.
Both channels create direct strategic fit for buyers with an existing DME footprint, post-mastectomy specialty focus, or medical device retail thesis.
Other headline points:
· 59 percent gross margin, approximately 11 points above specialty boutique benchmark
· Semi-absentee operating model — owner works approximately 10 hours per week on financial oversight and inventory decisions
· 20-plus year customer purchase database transfers at close, built through personalized fitting rather than a marketing list
· Debt-free balance sheet, no long-term debt, working capital self-funded through operations
· Accountant-reviewed 2023, 2024, and 2025 financials
Buyer Capitalization Requirements:
This transaction requires a buyer with $500,000 or more in liquid cash equity. It does not qualify for single-buyer SBA 7(a) financing due to the ratio of asking price to trailing EBITDA. Strategic acquirers, family offices, well-capitalized individual buyers, and second-career executives with personal capital are the target buyer profiles. Buyers already operating a related business (specialty retail, intimate apparel, DME, post-mastectomy) may qualify for expansion-loan treatment; discuss with your SBA lender.
Offered due to owner’s retirement after 29 years. Deal structure is asset purchase, all cash preferred, with up to 10 percent seller carry available as a flexibility lever. 5 percent earnest money required at LOI. No earnouts.
NDA required to receive the CIM.
