Business Description
About 16 years ago, I was an IT professional living and working in Northern Virginia. I am originally from India, my wife is Thai, and neither of us came from a traditional restaurant background.

We decided to take a chance, leave Northern Virginia, move to the college town of Morgantown, West Virginia, home of West Virginia University, and open a Thai restaurant. At the time, I wasn't sure whether I was making the right decision. Looking back 15 years later, it was one of the best decisions I ever made.

Today, as our family enters a new chapter, we are looking for the right person to take over what we built.

This opportunity could be especially attractive to someone from an IT, engineering, technology or other professional background who has considered owning an established business. No Thai restaurant or restaurant experience is necessary. I didn't have it either. I learned the business, and I am willing to personally train the new owner from the ground up and help provide a smooth transition.

My technology background helped me approach the restaurant differently. Over the years, we developed systems and automation that significantly reduced the owner's day-to-day involvement. Today, Chaang Thai uses self-service ordering kiosks, integrated online and delivery ordering, automation and robotic table delivery.

The restaurant currently operates 6 days per week with only 5 employees, without requiring the owner to work in the restaurant. With approximately one additional employee, it could return to 7-day operations while maintaining the owner-independent model.

Business Highlights:
• Approximately $875,000–$950,000 annual sales operating 6 days/week
• Historically approximately $1.0–$1.1 million annual sales operating 7 days/week
• Approximately 80 indoor + 30 outdoor seats
• Beer and wine
• Approximately 4.5-star Google rating with 1,000+ reviews
• Central downtown location near WVU's main campus
• Established team, systems and technology
• Full training and transition assistance provided

Strong Market Position & Limited Thai Competition

Chaang Thai was the first Thai restaurant established in Morgantown and has operated successfully for approximately 15 years. There is currently only one other Thai restaurant in Morgantown, a much smaller restaurant that opened approximately seven years ago in another part of town.

Chaang Thai has the advantage of a long-established name, large seating capacity, central downtown/WVU location, existing customer base, and years of brand recognition. A buyer is taking over an established operation rather than building a new restaurant concept from scratch.

Why Morgantown?

Morgantown combines smaller-town living with major long-term economic anchors. The area is supported by West Virginia University, WVU Medicine/J.W. Ruby Memorial Hospital, and Vandalia Health Mon Medical Center. Education, healthcare, research, university activities and sports bring students, faculty, medical professionals, patients, families and visitors to the area throughout the year.

For someone considering a change from the corporate world, this is an opportunity to take over a proven 15-year business with established employees, technology, systems and customers — with the current owner available to teach you how it all works.

You are not simply buying a restaurant — you are taking over an established business and an opportunity to build a different kind of life.

Market Outlook / Competition
Chaang Thai was the first Thai restaurant established in Morgantown and has served the market for approximately 15 years. The restaurant occupies a central downtown location near West Virginia University’s main campus and has built strong name recognition and an established customer base. Thai restaurant competition remains very limited in Morgantown, with only one other smaller Thai restaurant operating in a different part of town. Chaang Thai benefits from its long operating history, large seating capacity, downtown/WVU location, established takeout and delivery business, and approximately 1000+ 4.5-star Google rating. Morgantown also benefits from major long-term economic anchors including West Virginia University and its large healthcare sector, providing a diverse base of students, residents, professionals and visitors.
Opportunities for Growth
The restaurant currently operates only six days per week, creating an immediate opportunity to increase sales by returning to a seven-day schedule. Historically, when operating seven days, annual sales were approximately $1.0–$1.1 million, compared with approximately $875,000–$950,000 while operating six days. The business currently operates with five employees and does not require the owner to work in the restaurant. Adding approximately one additional employee could support seven-day operations while maintaining the owner-independent model. Additional growth opportunities include expanding catering, group orders, delivery and online sales, marketing to the WVU community, and further utilizing the restaurant’s large indoor and outdoor seating capacity.
