Business Description

You must show proof of funds of 10% of purchase price for the bank and fill out an NDA to know more about the opportunity-

One of the few opportunities you will find that lets you go to work to have fun. A well established business with steady clientele you see week after week and the possibilities and location that offers even more possibilities for a wide variety of improvements, expansions and even the chance for future investment or development.

Besides looking forward to going to ‘work’ every day this provides limitless possibilities. The current owner is willing to stay on and manage the bowling end of things, so full time participation would not be a requirement. A new owner could redevelop the current business into a multi-entertainment center with laser tag, etc. Currently, the snack bar alone brings in 200K net income a year. Ultimately, this opportunity has many avenues which could be taken to make this a very, very good investment, now and in the future.

About the Business

Location:
Kampville, Missouri
Year Established:
1960
Number of Employees:
25
Real Estate:
Owned
Building Sq. Ft.:
27,000
Facilities:
27,000 plus sq. ft. bowling center established in 1960 and owned and operated since 2010 by a Professional bowler who won 3 PBA bowling titles, this recreation center offers league play 5 days a week, parties, tournaments, lessons, open bowling and fundraising opportunities and more for all age members of the community. It is also home to the Lindenwood University bowling team and all 60 members of the team practice here.
Market Outlook/
Competition:
There is bowling center around the corner from St. Charles Lanes. It does OK but St. Charles Lanes has a slight advantage because of its proximaty and link with the University. 20 minutes away, there is a multi-entertainment bowling center that has lazer tag, video games, upscale food, etc., but the distance would prevent it being serious competition if the new owner decided to add variety to his offered services since it is really a different trade area.
Growth & Expansion:
This is an excellent opportunity for someone who is waiting for the right re-development property to come along and have income to help "finance" the property while deciding which opportunity to take. There is also the vacant land next to it that adds possibilities to make this a part of something more, such as a shopping center or perhaps apartments or student housing to accommodate the 10,000 college students only a half a block away. With very little work, the bar business could be expanded to take advantage of new St. Charles statutes that require restaurants in the historic/old part of town to close by 11 pm. That statute does not affect St. Charles Lanes, which holds a late night liquor license
