Store generates $65 to $77k per month inside. ATM is consistent, rarely dropping below $1000 per month in owner commissions.
Fuel sales are consistent and profitable at 60,000+ gallons and 10 cent or more margins. Prices are set by owner.
Current lease income is $4,000 plus per month.
I much prefer a cash sale and am somewhat flexible. In the event of owner finance, a potential buyer would have to meet certain requirements and flexibility would decrease.

There are three large entries from the intersecting US highways and 3/4 to one full acre that is flat and cleared with gravel base if use is needed.
This is a good little store, cheap utilities, labor and easy to run. There are (4) Gibarco gas dispensers which are about 4 years old, (1) high volume diesel dispenser about 6 years old, (1) older off road diesel dispenser for a total of 10 fueling points.
New Sapphire POS, one year old ATM, shelving and misc equipment throughout the premises.
Asphalt was partially reworked and all sealed a year ago.
There are two stores approx a mile away in separate directions but they have nowhere near the traffic count. This will continue to be the only store at the best intersection for probably decades to come. Simply put, set your prices and forget them.
Growth & Expansion:
This is a small and efficient store. A new perspective on trends, EBT, possibly incorporating the restaurant into the store should benefit greatly. About six months remain on the restaurant so not so long. Also I do not sell cheap beer as the people who buy them tend to be noisy and less considerate with women and children around the premises.
I have never advertised nor posted FOR RENT signs for unoccupied space.
There is a large marquis sign that could be better utilized with additional income potential.
