Business Description

Operating Chevron station with Krispy Krunchy Chicken QSR, beer-n-wine, Lottery & Food Stamps in a rural market in NW Arizona. Located about 10 miles north of Kingman, 20 miles east of Bullhead City/Laughlin NV, and 88 mi. south of Las Vegas. The 2,941 +/- sf building sets on a large 1.7 ac. parcel with space for additional development. (RV/MHPs work well in this market.) The business profile shows a high performance store with lower fuel volume.
Double-walled fuel system installed in 1991 has 3/10,000 tanks, and is ADEQ compliant with no open violations as of 12-28-18. Products served are 3 grades of unleaded + diesel.
Financial information shown is for full year 2018.

Facilities:
Original building is 2,241 +/- sf. There have been 2 storage containers attached with a total additional 700 +/- sf added for inventory storage. Fuel system has 4 Gilbarco Marconi MPDs with CRINDs. Fuel control/cashiering is from a Gilbarco Passport system. Electronic environmental monitoring is from a VeedeRoot TLS-350. Store configuration has 20/4 ft. center-isle gondolas, a 10-door walk-in cooler, 2-door walk-in freezer, and 10 doors of cabinet coolers.
AT $7.55/sf, THE LAND VALUE ALONE EQUALS THE ASKING PRICE.
Market Outlook/
Competition:
Light competition in Golden Valley. Two other gas station/c-stores and one small grocery store that sells fuel in Golden Valley, a trade area of about 20 miles E-W, and 5 miles N-S. A Mavrik station about 1 mile E. is the primary fuel competitor.
The chicken QSR is a primary competitive product offering. This was installed Sept. 2018 and is showing well through Dec. 2018. The Krispy Krunchy agreement is an exclusive supplier agreement, not a franchise - no franchise fee. The Krispy Krunchy equipment is owned by the seller and will convey upon sales.
Growth & Expansion:
This site was converted from Texaco to Chevron Sept. 2018, and has yet to show in the market. More marketing emphasis in the forecourt will not only increase volume, but will feed store sales as well.
There's an estimated 3/4 to 1 ac. of vacant land behind the store that is available for additional development. Easy low-cost development with good demand in this market is for an RV-MHP. This is incremental revenue with high gross margins. Permitting is through Mohave County - contact Planning & Zoning, or Economic Development to determine feasibility.
