2) Combo Cash and Seller Financing. Carry-back amount, and rate, will be dependent on situation; Pledgeable assets, Rate will be be competitive, and may even beat an SBA 7a.
As stated, we are looking to retire. We don't believe in the long run this bar will run (efficiently, correctly, and profitably) without owner participation.
We are treating this as an asset sale. Everything is included, except inventory. That will be reconciled at time of sale. Repeating this is an asset sale; You could not rent a bare bones, 4 grey walls, place, and do/have, what this has to offer for under 7 figures. In fact 7 figures has been spent to get it to what it is. This is a deal! Series 6 License alone is worth $160k+.
For those of you who want significant amount of P&Ls, trying to figure out can you just add this to your portfolio and sit on the beach...you probably can't, otherwise we'd be doing it. That said, if you want those, price goes up to a multiple of EBITA.
We have many years of a very good lease remaining. It's well below market, with a great landlord. You will have to qualify, or we would consider being the guarantor for the right deal.
All licenses/permits are in place. Staff is in place. You can be open Day 1 and recovering your investment. It doesn't get better or easier than this.
We WILL sell the assets of the facility without the liquor license, price adjusted, but we will not sell the liquor license without the assets.
