Business Description
A well-established commercial concrete cutting, coring, and ground-penetrating-radar (GPR) scanning contractor serving general contractors across Colorado's Western Slope is available for acquisition.
Operating for more than a decade, the company provides precision concrete opening, removal, and detection services to commercial, institutional, and recreational projects throughout the region. Capabilities include wall sawing, slab and flat sawing, core drilling, ring and chain sawing, selective demolition, floor grinding and surface preparation, slurry containment and disposal, and concrete removal and haul-off. GPR scanning -- used to locate rebar, post-tension cable, and embedded conduit before cutting -- rounds out a service set that few regional competitors match in full.

This is a business, not a job. The ownership group does not operate the company. Day-to-day responsibility -- bidding, project management, scheduling, hiring, training, and administration -- is carried by a salaried Admin/Project Manager supported by a twelve-person field team of trained operators and laborers. The owners' involvement is limited to ownership, payroll, and large purchase decisions. A buyer acquires a functioning operating organization with an experienced manager already in place.

Highlights
• Owner-independent operations. The owners are not operators. A salaried project manager runs the business day to day, and the management team and employees are expected to remain following a transaction.
• Substantial specialized equipment base. Approximately 60 scheduled pieces of cutting and coring equipment, plus 20 conveying vehicles and trailers — including multiple track-mounted wall saw systems, a range of walk-behind saws in diesel, propane, and electric configurations, core drills, ring and chain saws, a mini excavator and skid loader, a four-head floor grinder, and a ground-penetrating-radar unit.
• High barriers to entry in a thin market. Only two direct competitors operate in the regional market. The trade requires significant capital equipment, trained operators, and contractor relationships that take years to build, along with insurance, safety, and prequalification credentials that general contractors require of their subcontractors.
• Established contractor relationships. Recurring work with active regional general contractors across commercial, institutional, and recreational end markets.
• Skilled, credentialed workforce. Operators trained in wall sawing, post-tension slab cutting, and GPR interpretation — learned trades that command premium field rates and cannot be hired quickly.
• Seller financing is available to a qualified buyer, evidencing the owners’ confidence in the business after closing.

Transaction Notes
The sale conveys the operating assets of the business: cutting and coring equipment, vehicles and trailers, tools, customer relationships, the business name, and the going concern. The facility is leased; real estate is not included. A non-competition covenant and a transition period will be provided. Seller financing is available to a qualified buyer.

Market Outlook / Competition
Only two direct competitors operate in the regional market. Opportunities for Growth
• GPR scanning as a standalone service line. The capability and the trained operators are already in place. This can be sold to engineers, facility owners, and utility locators who are not yet buying cutting services — and sold ahead of a cutting bid to reduce scope uncertainty.
• An engaged owner. The current owners take no active operating role. A working owner adds capacity without adding overhead.
• Bid discipline and project selection. Formalized bid review thresholds represent a direct path to stronger project outcomes.
• Geographic reach. The Western Slope corridor is served from a single yard, with additional regional markets within operating range
• Customer relationship structure. Master service agreements or preferred-subcontractor arrangements with the region’s active general contractors would improve revenue visibility and reduce per-job bidding cost.
