Lucchesi Deli has been serving a variety of sandwiches in Petaluma for over thirty years. The heavy concentration of sandwich offerings simplifies the front and backroom operation, ensuring freshness and consistent food and service quality, while minimizing waste and shrinkage. Homemade minestrone soup and chili, 13 varieties of handcrafted salads, and cheese tortellini with pesto, as well as veggie wrap, bagel dogs and piroshki are tasty alternatives.

Hours of operation are Tuesday through Sunday, 9-5. All food purchases are takeout only: indoor seating was eliminated at the outbreak of Covid-19; however, patio seating in the common area is shared with neighbors Coldstone Creamery and Panda Express.

Terms of current lease ends November j30, 2026 and owner does not plan to renew; however, Landlord is agreeable to a new lease to a well-qualified tenant at terms consistent with current lease history. A lease application is available upon request.

This is a highly profitable business. Discretionary earnings to sales ratio have consistently been 21% to
27%, largely due to favorable lease terms (5 - 7% of gross sales), efficient labor costs, well -managed
food costs, and an incredibly loyal customer base.

Business is pre-approved for SBA financing to a qualified buyer.
