I'm selling a community based yoga studio inspired by the Huntington Beach atmosphere. The goal of opening the studio was to start something different, a studio that looked fun, artsy, has surfboards in it and offers smaller group classes where instructors can pay more attention to the students and people coming to practice do not feel lost in the crowd of 30 people in a class crammed and sweating on each other. We have truly created a great environment, we have 80 members, over 1700 people on packages and a mailing list of a little over 29K people.

I have a part time assistant manager and 15 yoga instructors - Facilities & Assets
- Room one has yoga products and props, room 2 next door has radiant heat panels in the sealing and all the props needed for classes. Roughly around $80k put into room 2 recently to make it heat to 90 degrees during classes.

- There is a hot yoga studio down the street from us, but Dawn patrol specializes in smaller group classes 8-15 and we are able to charge a premium price. Our room 2 has heated sculpt and Pilates classes, where room one is strictly all yoga classes. We have about 50-62 classes per week and private one on ones at peoples houses.

- The biggest growth opportunity would be finding a slightly bigger space and combining the two rooms under one building, adding a front desk person and focusing on teacher trainings and events. We have a email list of 29,000 people.
