This business has been around a long time and is well established. It's general mechanical repair and body work. Roughly split equally between the two. It's real profitable and the property is included. So this looks pretty good from the lender's perspective. We shouldn't have a problem with the financing.
The cash flow on the business is around $300k. Probably a little bit better. This accounts for a market rent on the property. I dislike putting $300k on a $3m deal because it looks like it's priced at 10x cash flow. That is not true. I pay the $3.5m price tag...you are buying the property too and the market rent goes away. Anyway I think this is a good deal.

Auto repair is a steady business. When times are good...people get their cars fixed. When times are tough...guess what people do? They still get their cars fixed. Auto repair is not recession proof but it is recession resistant.

- Virtually any auto repair shop can be improved upon by implementing a well thought-out marketing effort. Shops that are for sale are usually being sold by retiring owners. And retiring owners...guys in their 60s and 70s...have a strong tendency to rely on reputation and word of mouth. They almost never use direct marketing or social media. This business fits into that category. The core business and reputation is strong but needs new blood to push it to the next level.
