The Business
Owned since 2004. It makes money or I would not have been able to travel 5+ years abroad. I did not put in new washers, new roof, security cameras, plumbing, etc to try to sell it. $150,000 in new equipment between 2021 and 2022. I realized I can retire overseas sooner than expected.

Mon-Fri 7am-10pm. Sat-Sun 7am-11pm.

Customers
In the winter I get snow birds who live at the campsites for 3-5 months. Some customers with large families have washers and dryers but like to do the bulk of their laundry here because they do many small loads or a few large loads and be done versus doing laundry all day or everyday at home. Many customers in the countryside have smelly sulfur or orange iron in their water so come here. In the winter most everyone is my customer because everyone needs big washers for their large winter comforters.

Crescent City
The town of 1700 people supports all the smaller surrounding towns with even more people living in the countryside. The town has a NAPA, Auto Zone (opened 2019), O'Reilly's Auto Parts (opened 2022), Subway, Dominos, Wendy's, Winn Dixie, Save-a-Lot (like ALDI's), Dollar General, and Family Dollar. There is also another Dollar General 2 miles south of town in the middle of nowhere but again there are a lot of people living in the countryside to support it. McDonalds just opened December 2024 which is usually a sign of growth coming.

Money
I do 95% of the work with no employees. 5% is when I need a third hand, welding, hauling things with a truck, or other odd jobs done. Income: Laundry 55%. Car wash 30%. Vacuums 12%. Air 3%. 2023 Gross Revenue $239,000. 2024 Gross Revenue $214,000. I ran the company in 2023 and my employee did in 2024. She had run it for a little more than a year, two years earlier. With the new equipment and her experience everything should have been easier and smoother. Nope. She did not repair many equipment in a timely manner. She did not clean as well either. Lastly, I open every day and she closed 7 days. I made massive loan payments on my equipment in 2023 to payoff the loans. 2023 my employee lost me money by not repairing equipment, cleaning, and surely taking money. 2025 I am fixing all the downed equipment, cleaning, and replacing Orangeburg drain pipe in the middle of street so you do not have to. Estimated cost $20,000.

You are buying a money making limited competition business with property while living in a small town atmosphere.

The money making part can best be proven by spending a week watching the customers come and go. While the small town atmosphere is seen by driving around the area and stopping in some of the nearby towns.

The laundromat has limited competition because it has high barriers to entry. Laundromats can not be relocated easily with the the over sized plumbing, water pressure, and thick concrete floors needed for such heavy equipment. It takes a lot of money to open a laundromat. The cost for my single 80 pound washer including sales tax, delivery, installation was $15,000.

Everything included
Shovels, rakes, lopers, mower, extension cords, ladders, tools (wrenches, screw drivers, socket sets), grinder, skill saw, vacuum, drill, microwave, refrigerator, and one barely used paperclip.

Market Outlook / Competition
2 laundromats in town. The city would rather a current laundromat expand rather than add a third laundromat in town. The City Council wants this to be a touristy type town. The next closest laundromat is in Pierson 17 miles south. Closest car wash is 30 miles away. No cities in a 20 mile radius have city water and sewer so near impossible to open a laundromat nearby.
Opportunities for Growth
Car detailing and adding blowers in each bay to dry the cars would be a good idea.

Bass Pro is building a resort 13 miles away from the business location. Should be very similar to Big Cedar Lodge near Branson, Missouri but 7-10 years from being finished. They have cleared most of the land. Working on major expansion of water treatment plant in Welaka.
