2000 square foot rectangular space. Seven door walk in cooler, very cold. Three 2 door stand alone coolers and 3 1 door coolers. Ice machine used to bag ice provides good revenue. $10,000+ worth of shelving, counters, computer system, 2 freezers. Store is on busy highway 44 also called Lake Oconee Parkway and is connected to Bella Maria, a granite and tile store that I rent from. There is also a boat store, a restaurant and several other businesses in the area. So this is a busy traffic area in a rapidly growing area. Inventory can range from $170,000-$200,000.

The business is in a great location a Lake Oconee which is a rapidly growing area. There are a couple of other stores in the area. These stores existed before I opened mine, I have had steady growth every year.
Opportunities for Growth
Area is growing, lots of construction of new homes, businesses and road expansion. Lottery could be added to increase income and foot traffic. Wine selection could also be expanded a bit. Part of Bella Maria's warehouse could possibly be expanded into.
The store has almost $200,000 in profit before any payroll. Someone could work the store alone if they wanted, I did when I first opened, and make this much out of it per year.
My employee payroll has been a little high the last couple of years because my wife retired and I am what you could call semi-retired.
