This clean, updated facility has been operated as a motel, but would make an excellent Church camp or summer camp, corporate getaway, or even an expansive private residence for an extended family. This property has been successfully operated as a Motel, restaurant and resort since 1958, but there are numerous ways one could further monetize this property. This land by itself is unique and inherently valuable because this is one of the few commercial properties on the North side of the Lake that is located on the SOUTH SIDE of the Highway, thus putting it closer to the lake. Why camp in the sand when you can enjoy a hot shower, a clean bed, and flushing toilets just a few hundred yards from the water? Possibilities are endless!
The main lodge features a full commercial kitchen with two commercial broasters, each capable of making 70 pieces of broasted chicken every 20 minutes. The current Owners have used it for special events, but it could easily be put to use as a full time restaurant. The current Owners have done very well by focusing only on the Motel, but there is so much more that could be offered by someone with an entrepreneurial spirit and energy!
Lake McConaughy is a premier destination for recreationalists. The 22 mile long crystal clear lake boasts miles and miles of sugar sand beaches, as it sits at the base of the famed Nebraska Sandhills. Fishing is excellent, and there are many opportunities for waterfowl, turkey and deer hunting around this lake and the vicinity. This would be an excellent lodge for an outfitter. The property is adjacent to and enjoys access to Otter Creek. There is a small waterfall on the creek at this location, and the Walleye fishing is amazing. You and your guests can walk down and enjoy some fishing where the Walleyes are large and plentiful!
The property has a large and very clean fish-cleaning station for its guests.
The Owners have in place a state-of-the-art reservation system that allows people to book online or over the phone. It processes credit card payments, and produces reports for bookkeeping and tax preparations. It also has a website developed and in place ( https://mesaviewlodge.com/? ). Both of these vital business tools are included in the sale of the property, as well as a full surveillance system.
The 10 Motel rooms have been recently updated. Some rooms include kitchenettes with new refrigerators, cooking utensils, and pots and pans. The mattresses have been recently replaced as has the bedding. There is a coin operated laundry facility. Approximately 3200 sq ft of new cobblestone patio has been installed in front of the motel rooms, along with barbecue grills and outdoor furniture. Guests love the beautiful views of the sunset over the lake as they grill up dinner and enjoy each others company on the patio. A new cobblestone raised patio was built outside the restaurant as well, which would provide excellent outdoor seating.
Lodge: 55’X64’ Steel building seats 60 with 15’X24’ storage additional. Offering a fully equipped kitchen. Heated with propane furnace and central air, 780 square feet cobblestone patio.
Motel: 10 Unit Motel (12’ X24’ each) plus 12’X24’ Public Laundromat and Maids quarters. Motel is all electric and has separate heaters, air conditioners and hot water heaters. All rooms offer, either 2 queen sized beds or 1 king size bed, with full size refrigerators, air/heat, 32” flat screen T.V., and full bath. Three cooking units. Features over 2500 sq. ft. cobblestone patio with 3 BBQ gas & charcoal grills and 3 fire pits.
Game Cleaning: Game cleaning shack with running water and septic system.
Sewer: 4 Septic tanks for motel (500 gallon each) with 100’ leach lines. 1000 gallon tank for lodge with 100’ leach field. Separate unit for Game Cleaning shack.
Water System: Well is 250’ deep with 5” or 6” casing and 2 HP pump (2016). 250 gallon pressure system at the lodge
