Business Description
The Hummingbird Field is an independent yoga and mat Pilates studio on Bloor Street West in Toronto’s Bloor West Village. It ran as a Modo Yoga franchise before rebranding as an independent, and is open 364 days a year.

With the wellness/physical fitness landscape changing toward higher intensity movements and expanded in-house offerings, the owner is not interested in pivoting/updating current offerings to this community.

Overall space is 3000 sq.ft., with high ceilings, large windows, and a 1250 sq.ft.sun-filled practice room. Spacious Women and Men change rooms, a private change room, large client lounge with flowing, air conditioned reception area, and separate staff office. Sizeable coat/footwear area, filtered water station, thoughtfully designed prop storage, and a fully functional cleaners closet with newer LG washer and dryer, kitchen and mop sinks. Hot water is on demand and capable of comfortably feeding all six showers.

Bright practice room is spray foam insulated, complete with 14 solid state (low demand) radiant heating ceiling panels with programmable thermostat. Stereo receiver with Bluetooth device feeds moisture-resistant surround-sound speakers with buried wires. Floor is sustainable 1/2 inch hardwood bamboo, with 6’ wide mirrors on long wall.

Included are all rental mats, rental towels, water jars, and all props including massage balls, Pilates squishy balls and hand weights, bolster cushions and blankets. All furniture included.

Parking for four staff vehicles behind the building. A 2-minute walk from Jane TTC station, and a 5-minute drive from the Gardiner Expressway. Surrounded by Green P street parking/parking lots, and free side-street municipal parking.

Gross revenue was $477,500 for the twelve months ended 31 August 2026. The studio delivered 1,376 classes and 20,471 client visits between 1 January and 18 September 2026, across 2,351 clients and a teaching team of 24.

Recurring memberships produced $144,169 over that same period, about $16,900 a month across monthly, bi-weekly and sliding-scale tiers. 104 members were billed in August at an average of $141 each, and revenue per billed member held between $141 and $148 in every month of 2026 — the base has not been discounted to hold it together. Across 2026, 157 clients held recurring memberships and took 6,944 visits between them, a median of 37 each. All sales, membership and attendance history sits in Mindbody and is available for a serious buyer to review directly.

A manager (with 10 years experience) primarily runs the studio day to day and a devoted teaching team is in place, so a buyer is not starting from an empty roster. The space is very clean, beautifully built out and smoothly operating, with a high Google Reviews rating.

As of this quarter, the studio is not currently profitable, recording a loss of $12,579 on income of $220,311 for the six months to 30 June 2026. Rent is $9,000 a month + HST—roughly a quarter of annualized revenue, and new client sign-ups are running about 25 a month against 39 in 2025. Those two numbers are the work a new and enthusiastic owner takes on.

This highly respected studio is offered as a turnaround venture—not as a cash-flowing business. What transfers is a well designed and clean studio in an established neighbourhood, a live membership base, a staffed team, a recognized local brand, and an assumable lease. No asking price is set, and the motivated owner is inviting all offers.

Market Outlook / Competition
Bloor West Village is an established, walkable neighbourhood with a built-in, and rapidly growing residential catchment. Local demand has shifted toward reformer Pilates and higher-intensity formats; the studio currently offers yoga and mat Pilates and has no reformers. The physical space is vey amenable to changing exercise formats, though the current owner is not interested in exploring other trends of movement.
Opportunities for Growth
There is unused room in the schedule the studio already runs. Classes average 14.9 attendances against a stated capacity of 46 places, and no-shows and late cancellations together run under 4% of booked visits, so the constraint is demand rather than delivery. The clearest paths are rebuilding new-client acquisition, which is running about 25 sign-ups a month against 39 in 2025 and 43 in 2024, adding the formats the local market has moved toward, and renegotiating occupancy cost. Third-party aggregator visits rose sharply in 2025 and are recorded in Mindbody at nil revenue, settling separately, so yield per visit is a second area to work on.
