A fully built, permitted, operating express tunnel car wash in the Portland and Vancouver metro, offered as an asset purchase. This is a turnaround rather than a stabilized cash flow business, priced on the installed platform instead of a multiple of earnings.

The story is recurring revenue. Membership revenue over the first seven months of 2026 ran 70,755 against 49,768 for the same seven months of 2025, up 42 percent. Revenue per member in July moved from 28.99 to 37.01, up 28 percent, and the base absorbed the increase. Subscription revenue is now 37 percent of total, against 28 percent a year ago. The site entered 2026 with 231 members against 176 entering 2025, and July 2026 was the strongest revenue month on record.

The platform is installed and current. Dual lane entry with license plate recognition, a tunnel sized for roughly 80 cars per hour, and a multi lane point of sale with integrated membership management. Over 150,000 has gone into the site in recent years, including all new tunnel cloth in late 2024, an upgraded controller, updated conveyor and chemical delivery, and the point of sale installed in 2024. Volume averaged 2,157 cars per month in 2026, well under what the tunnel is built to handle, so growth requires no construction and no new capital.

Building the equivalent from scratch means land, entitlements, engineering, permits and utility work, then equipment and commissioning. That path runs 18 to 36 months and well over a million dollars before the first car is washed.

The lease runs to May 2041 and carries a car wash exclusive, so no competing wash can open on the property. Assignment requires landlord consent, and the landlord reviews the buyer on credit and operating experience.
