Profitable Absentee Laundromat- New Equipment, Charleston SC- $545,000
Business Description
Well appointed and profitable laundromat in excellent neighborhood of Charleston, South Carolina.
This store is currently run "TRULY" absentee with owner stopping in once every 2 weeks.
Ideally the store will be better suited for someone who lives closer who can have more of an on sight presence and potentially start a wash & fold service and explore PUD (Pick Up & Delivery).
Everything is new and up to date. The machines are 2 years old and the store was remodeled and new tankless water heaters installed.
Approx. 2,000 sq ft on corner location with private parking behind the laundromat. 12 years left on lease with current rent is $6,315 all in.
Current owner has cleaning company that comes in once a day for 6 days a week at $300 week. We did not include this in the P&L as we are assuming the new owner will take this task on themselves.
17 washers (Dexter) and 22 dryers all less than 2 years old.
Store is currently opened by the neighbor but we suggest installing auto lock doors for better control and consistent opening.
Financing is available by assuming the current equipment loan that has approx. $250,000 left with payment of $5450 for 4 and 1/2 more years. After that, everything is Free & Clear. Thus, $250,000 can be financed and approx. $275,000 cash down payment.
This is a fully unattended store and there is no wash & fold.
The store utilizes the Laundroworks card system so no coins to collect.
There are lots of ways to grow this business form :1) just attending the store more for some hours to help clients and keep clean, 2) start a wash & fold business and 3)start and PUD (Pick Up Delivery) business.

BROKER's NOTE ON ABSENTEE: This store is truly run absentee but as a former laundromat owner and broker who does 20 plus laundromats a year, the more time you spend at a store and manage it, the better. Most times when you see absentee, it just means that the owner has no set hours working the store, BUT, they need to be there weekly checking inventory, collecting cash, checking on maintenance, reviewing operations, managing work flow, managing staff, etc. Thus, you should always plan and on being at any store, even if marketed as "Absentee" for 10-15 hours a week minimum. Just my 2 cents but there is so much misleading info on laundromats in Social Media today. I tell all of my clients, "Laundromats are always more work than you think." Great business but if time is a concern, it may not be right for you.
