Our attendants are friendly and keep the place clean. They are helpful and can handle just about any situation that comes along. The machines are clean, in working order and there is no "laundromat" smell. Our customers don't have to deal with drug addicts, people yelling or fighting over machines. If a customer is not there to empty their machine, our attendants empty it so the next person can use it. It is a place our customers like to come to when they have the "dreaded laundry" to do. We are easy to get to and parking is almost always available. There is a small bathroom that is available for our employees and our customers, the door is kept locked and unless a person is doing their laundry, they are not aloud to use it. We have nice pictures to look at and lots of plants. The atmosphere is upbeat and there is no loud music blaring or TV to watch. People can sit and read, zone out or go do their shopping without worry, their laundry is in good hands. there are security cameras in the building and out. We have a total of 15 cameras that work. If an emergency arises, the police, fire and ambulance are there within minutes. Panhandlers are run off by both our employees and 7-11's, our little corner is as safe as we can make it. Transients are asked to leave and if they don't, the police are there to move them. As odd as it is, our Fluff and Fold is almost 1/2 of our business. It surprises me how many customers we have that enjoy the F&F service. We have Air B&B's, vacation rentals, restaurants, schools, the city, event venues, Dr offices, cleaning companies, bars, businesses, churches and regular everyday folks. It is a very diverse group, so meeting a lot of people is why we are so customer oriented. This is not a place to buy and let it run itself. There is a lot that goes into running a clean, decent laundromat. It takes customer service, understanding of the machines, ability to repair, fix and clean the machines, being a critical part of the community and interest in the workings and growth of your city and the areas around it. This is a small town with every day hard working people and the laundromat is a critical part of their lives.

- Washers are all in working order. 4-60lb, 4-30lb, 4-40lb, 12-toploaders, 3-20lb. All, but 1 single, dryers work. There are 5-45lb stack, 1-35lb stack, 1-50lb stack, 1-50lb single and 5-35lb singles. this is strictly coin operated, we have a lot of older customers who don't like cards, but they can be installed if new owner wants. The business is in the middle of a growing beach community, so there will be a lot of new customers in the future. There are 8-9 condos going up across the street with 20-40 units each. We are only 4 blocks to the beach, with 8 campgrounds within a mile radius. The closest competitor is 9 blocks away. We are a small community laundromat and 99% of our customers love us. We offer the best Fluff and Fold service within the south county of San Luis Obispo County. There is a lot of opportunity for more cash flow by raising the machine prices and using cheaper products, but that is for a new owner to decide. We have the lowest pricing in town.
