Seligman, Arizona is the reason Historic Route 66 exists. When Interstate 40 bypassed the town in 1978, the traffic disappeared overnight. A local barber, Angel Delgadillo, founded the Historic Route 66 Association of Arizona in 1987 and persuaded the state to designate the road historic. Seligman became the "Birthplace of Historic Route 66," and the stretch running west from town is now the longest unbroken section of the Mother Road left anywhere.

Then Pixar came to town. The creative team behind Cars drove Route 66 researching the film and spent time in Seligman; Radiator Springs — the forgotten town the interstate passed by — is drawn in large part from Seligman and Angel's story. Since 2006, three generations of families have grown up on that movie, and they come to see the real thing. The tour-coach circuit between Las Vegas and the Grand Canyon has stopped on this block every day for more than twenty years. 2026 is the Route 66 centennial, and the State of Arizona is marketing this corridor through year end.

This is the business those visitors walk into. A sixteen-year-old gift shop, café and pub under one roof: Route 66 and Southwestern gifts, Native American and local-artist jewelry, a full café with espresso, panini, pizza and ice cream, and a beer, wine and margarita bar served from a covered patio facing the street. 2025 revenue was $756,000 at a 69% gross margin, driven by highway traffic, not local population.

Why the price is unusual. Asking $495,000 includes approximately $355,000 of saleable inventory at the seller's documented cost, verified by physical count before closing and adjusted dollar for dollar. That leaves roughly $139,000 for the operating business itself — the trade name, sixteen years of history, all fixtures, a full commercial kitchen and espresso line, the domain and social accounts, tour-operator relationships and transition training — about 1.67x discretionary earnings, against published retail multiples of 2.6x to 3.7x.

The lease. Approximately 4,500 SF at $1,500 per month — roughly $4 per square foot per year, about 2.4% of revenue — through February 2031 with automatic five-year renewals at the same rate. Landlord carries roof, structure and property taxes.
