Business Description
Three separate rental spaces, one acre of land, and a 5-star business
After almost 20 years of being owned and cared for by the same couple, Bear Paw Lodge is for sale! Take advantage of this rare opportunity to own a beautifully maintained property, to take over a long-standing 5-star business, and to have three unique and easily rentable living spaces in addition to huge amounts of personal storage space. Each of the spaces, in addition to the grounds and landscaping, have been upgraded or remodeled over the recent years. The owners have already done all the hard work so you don't have to!

The main building is a log structure that was built over a period of 10 years, with the logs all cut locally and hand-peeled. This is no cookie cutter kit… this is an intense labor of love that’s over-built and over-serviced from the ground up. This home boasts three bedrooms plus a fourth flex room that’s currently used as a bunk room, but could very easily make a great office. There are two full baths, one ¾ bath, 2 large washer / dryer sets, a brand new down-draft dual-fuel range, a new 85-gallon commercial water heater, and countless other features. A small back deck off the upper loft area provides a peaceful escape, and a huge front deck basks in the morning sun and hosts a 6-person hot tub under a gazebo covering. With two large living spaces (main living room and loft) and a spacious kitchen with lots of room for flow and storage, this home can very comfortably live a family of four full-time or host 10-13 people as a vacation rental. All bedrooms have blackout blinds.

The attached 2+ car garage includes a large workshop area, ample storage space, and access to the basement of the home. If used as a vacation rental, this space and the unfinished walk-in basement can be kept separate for personal storage and / or cleaning supplies. In addition, there is a sizable crawl space, a large enclosed storage area under the deck, and a 14’ x 27’ unfinished back storage shed. There should be no problem finding space for your tools, cars, boats, kayaks, bikes, gear, etc! **These spaces are not shown in the photos, be can be upon request.

A rustic log cabin sits by the road with two separate living spaces. The owners currently live in the lower space and have caretakers for the lodging business in the upper space. Both units could easily provide rental income.

The upper apartment has its own covered entry and private stairwell. It’s a small apartment that provides a living space akin to that of a boat. Every inch is utilized and maximized, and it boasts a queen bed, ¾ bathroom with tile shower, full kitchen with under-cabinet fridge, dining nook, and living area. It shares the downstairs laundry room with the lower cabin.

Access for the lower cabin is from the attached covered deck facing the yard. This deck currently fits a grill, dining table, and an outdoor couch with gas fire pit! This portion of the home was built out in 2017 (this used to be a garage) and has a large modern kitchen with bright picture windows. This is the heart of the space and is ideal for fun gatherings and delicious meals. In an open and modern layout, the large room flows from the kitchen to the living area and dining area. A rolling barn door separates this living space from the bedroom / bathroom / office area in the back. The ¾ bath has a double vanity, tile shower, and linen closet. There is storage under the bed, a closet in the bedroom, and a linen closet in the bathroom. The bedroom has blackout blinds. A creative touch and eye for detail shine through in the patterned plywood ceiling overhead.

The large and well-maintained lawn area has horseshoe pits and an inviting fire pit with nearby firewood storage. One great advantage of this property is that even on Seward’s windy sunny days, it’s almost always calm and still here. Birds, bears, and moose are all common visitors to this yard.

Market Outlook / Competition
There is a very strong vacation rental / lodging industry in Seward, Alaska. Tourism is booming - with Kenai Fjords National Park right there, terrific fishing opportunities, sea kayaking, glacier hiking, ice climbing, the SeaLife Center, numerous stunning local hikes, etc. We have put hardly any effort into marketing, and still book an average of 103 nights / summer.

We're now featured on this website boasting the Top 10 Short Term Rentals in Alaska... check it out! https://www.top10str.com/vacation-rentals-alaska
Opportunities for Growth
We currently live in one space, have caretakers in another space, and then rent the main lodge on a nightly basis in the summer. There is huge growth opportunity for anyone who would like to rent all three spaces. They could all be rented nightly in the summer, and you could possibly rent them long term in the winter. We currently shut everything down in the winter. There is also room for increasing the price. We haven't wanted to raise rates recently, but I strongly believe there is room for it in the current market.

About the Sale
Seller Motivation
After twenty years of running the lodge, it's time to shift our energy.
Transition Support
We do all our reservations through VRBO. We're happy to transfer our reviews and current 2026 guests to the new owners, and will help answer basic questions about operations and the home / property. We still intend to live nearby and can be available for basic guidance, if needed.
