Business Description
A turn-key skydiving operation at a privately owned airfield under a ground lease, now flying two Cessna 182s. This is a full drop zone rather than a tandem factory, with three programs running side by side, each feeding the others.

Tandem operations are the commercial engine: first jumps, video packages, gift certificates, group bookings and corporate outings. A full AFF program takes people from first jump to license, with instructors on staff. And an established fun-jumper community treats this as its home field: the licensed regulars who show up on marginal weekends, buy slots all season, mentor students and hold the culture together. That community is the hardest part of a drop zone to build.

THE FACILITY:
The main building has an attached hangar and is where the operation runs: manifest, customer lobby and check-in, the packing area, gear and rigging space, a training room for tandem briefings and AFF ground school, a climbing wall and drop pads, and storage. Customers arrive, students train, riggers pack and staff manifest loads in one place, which is why a jump day flows. A separate hangar houses one of the aircraft. The premises also include the landing area, customer parking, grass, several outbuildings and RV parking for staff, visiting jumpers and campers, with full non-exclusive use of the runway, taxiways and ramp.

THE MARKET:
The airfield sits within roughly 90 minutes of three major metropolitan areas, with a secondary base of smaller cities and shore towns between them. There is no comparable operation in the region, so customers either come here or drive a long way past. Tandem demand runs on birthdays, bucket lists, proposals and corporate outings, which arrive every year whatever the economy. Students and licensed jumpers then buy all season, every season. The area is already a weekend destination, so a jump slots into a trip people were taking anyway.

THE NUMBERS:
Twelve months to 31 July 2026: revenue $314,341 and seller's discretionary earnings $38,037. That earnings figure is stated after paying a drop zone manager. The business runs without an owner on site, so a buyer is not deducting a replacement manager the way they would with most listings this size.

The honest picture: the current owners acquired the business in October 2024 and spent their first full year rebuilding it, with a new website, a rebuilt marketing program, the booking infrastructure put right and a custom CRM added. That year carried the cost and lost money. 2026 is the recovery, with revenue up 29.6% across the same seven months year on year. We will not pretend the earnings alone justify the price, and the memorandum shows exactly why, including the adjustments a buyer should make against us.

GROWTH:
Turbine conversion is the big one. A turbine lifts 3-4x the jumpers per load and reaches a far wider sport-jumper market, and the on-field 10,000-gallon tank can convert to Jet A, with that right written into the lease renewal. Beyond that: a full season at two-aircraft capacity is still ahead, paid marketing runs seasonally and has room to scale, fuel is self-use today but may be sold to based and visiting aircraft with no flow fee, events and RV camping are permitted uses, and the field sits in a dense military and first-responder corridor where units book as groups.

WHAT CONVEYS:
Both aircraft, 17 parachute rigs, ground equipment, hangar and manifest fit-out, a 500-gallon fuel tank owned outright, three vehicles, the brand, domain, website, all social accounts, the booking platform instance, the full customer database and booking history, and a proprietary CRM - Business management system custom built for the DZ, full transfer of all accounts and hosting. The business conveys debt-free, with 90 days of transition support.

PRICE:
$365,000 for the business with one aircraft, or $485,000 complete with both. Seller financing available. A confidential memorandum, a buyer Q&A and an organised data room follow a short NDA.

Facilities & Assets
The operation leases the grounds and buildings at a privately owned airfield under a ground lease, with full non-exclusive use of the runway, taxiways and ramp.

The main facility is a large building with an attached hangar, and it is where the drop zone actually runs: manifest, customer lobby and check-in, the packing area, gear and rigging space, the training room used for tandem briefings and AFF ground school, the climbing wall and drop pads, and storage. It is a single space where customers arrive, students train, riggers pack and staff manifest loads, which is why the day flows without moving people between buildin
A separate hangar houses one of the two Cessna 182s. Also on the leased premises: a carport, a block building, a covered gazebo, two outbuildings, the parachute landing area, customer parking, the surrounding grass, and RV parking for staff, visiting jumpers and event campers. The 500-gallon fuel tank is owned outright and conveys.
Market Outlook / Competition
Catchment. The airfield sits within roughly 90 minutes of three major metropolitan areas, with a large secondary base of smaller cities and shore towns in between.

No local competition. There is no comparable operation in the immediate region. Customers in this catchment either come here or drive a long way past it.

Demand that renews itself. Tandem demand runs on birthdays, bucket lists, proposals, graduations and corporate outings, which arrive every year regardless of the economy. Students and licensed jumpers then buy all season, every season.

Destination appeal. The area is already a weekend destination, so a jump slots naturally into a trip people were taking anyway.

A community, not just a customer list. A large review base at a near-perfect rating, plus an established base of licensed regulars who treat this as their home field. Reputation is the moat in this sport, and it takes years to build.
Opportunities for Growth
Turbine conversion. 3-4x jumpers per load, faster climbs, and reach into a much wider sport-jumper market. The 10,000-gallon tank on field can convert to Jet A, and that right is in the lease renewal.

Second aircraft. Two Cessna 182s now flying. A full season at that capacity is still ahead.
Marketing scale-up. Paid channels run seasonally. Revenue rose 29.6% year on year across the same seven months.

Fuel sales. Self-use only today. The lease permits selling to based and visiting aircraft with no flow fee.

Military and first responder groups. The field sits in a dense corridor of bases and agencies whose units book as groups.

Boogies and events. Multi-day events and RV camping are permitted uses, and fill loads on quieter weekends.

AFF pipeline. Every tandem is a potential student, and every student a lifelong jumper buying slots for years.

Transition Support
Support runs 90 days from closing, remote, with onsite time available by arrangement.

Operations. Manifest and load organizing, the rhythm of a jump day and how it changes with weather and season, gear and rigging workflow, staff and instructor coordination, and how the tandem, AFF and sport programs run alongside each other without competing for the same aircraft.

Systems. The booking platform and CRM end to end: pricing and package setup, gift certificates, waivers, scheduling, staff access and reporting, plus the marketing stack and how the season is planned around it.

Relationships. Warm introductions to the landlord, instructors, riggers, mechanics, videographers, pilots, vendors, the insurance broker and the licensed regulars who make up the community.

Direct access. Phone and email throughout the 90 days for the questions that only surface once you are running it yourself, in real weather, on a real weekend.
