Virgin Islands Campground is booming…
1. We just received a signed contract to rent 7 of our cottages Feb 1 thru March 31 for the amount of $123,000.
2. Gross receipts are up from 2016…and income for 2017 is down a mere $5,000, even after being closed for 2 months (Sept and October, 2017). Gross revenue was $197,000 2016 and is $192,000 2017
3. Revenue is up for November.
4. Revenue is up for December.
5. Revenue WAY UP for Jan thru March, 2018….and it keeps on going!!

Anyone buying the property and closing soon can have the above contract which is basically 10% of the asking price ( I still have 2 units in addition to the above-mentioned contract, and I have mostly booked those 2 additional cottages for Feb which will generate 20K or more… which is way more than 10% of the asking price!!) I also expect to rent out the other 2 cottages available in March…which we are starting to do as we speak.

In additional to all of that, our previous competition is gone. Maho Bay Campground closed 160 cottages. When it closed, our revenue went up over $20,000 each year. Camp Concordia closed Sept, 2017. Closing 160 cottages. Neither of these campground are planning on rebuilding or reopening. Cinnamon Bay Campground is also closed, but should reopen in 2018…I don’t know when.
