This store has been part of the community for 60 plus years. It has two owners, ,myself being the second. It has a very faithful clientele. The previous year was not a good one as there was employee theft which is the downfall of not being there and running on a day to day basis. This is my second store which is 45 miles from the first one. The staff I have now are excellent should you not want to work there yourself. If you choose to use it as you income the income is at least 94k . The hours are currently 7-9 with the only days closed being Xmas day. I did not extend the hours back to 11 after COVID and did not find that this affected the sales and was a saving with staff and hydro.The opportunity to purchase an income property next door is also a possibility.

Xmas trees can also be added seasonally. There is also a two unit house that I purchased recently. The income is 2400 a month with a one and 3 bedroom apt. It has new wiring, roof and the apartments have been redone. The store has a new roof in the past ten years. It has new heat pumps. The pos is updated. It is ready to walk in and take over.

- In the area there are a few convenience store but mine and one other have seen many come and go. This is a long established business with a loyal client base.
