Business Description
$1,020,000 in 2025 revenue. Two locations. One proven brand. Here's our story.

We built something we're proud of over the past several years two stores, a great team, and real roots in the community. We're only selling because we're simplifying our lives and focusing closer to home. These stores deserve an owner who can give them the attention they've earned.

Location 1 has been serving the area for 16 years. Customers come back because they love it — tourists make it a stop on every visit, and a nearby university brings consistent student traffic year-round. It runs well and it shows in the numbers.

Location 2 is younger and honestly still has a lot of room to grow. The area around it is booming and we still have guests walk in and tell us they didn't know we were there. The right owner with some local marketing energy could do a lot with it and the 2026 numbers are already trending in the right direction.

We've run these stores semi absentee this past year, which means there's real upside for someone who wants to be more present. Catering, school fundraisers, community events we just haven't had the bandwidth to chase those opportunities the way we'd like to.

Everything comes with the sale. Good equipment, a solid team, and time with us working side by side with you. We'll also be around we still have a store of our own, so we're not disappearing.

If this feels like a fit, we'd love to talk.

Facilities & Assets
Both locations are fully equipped and sale includes all assets — no leased equipment. Combined, the two stores feature 13 self-serve frozen yogurt machines (7 at Location 1, 6 at Location 2), commercial freezers, refrigeration units, POS systems, blenders, standard kitchen equipment, tables, chairs, signage, and décor. Additionally, 6 yogurt machines are included in storage and used as a parts inventory, providing the new owner a significant built-in resource for repairs and reducing future equipment downtime and costs.
Market Outlook / Competition
Washington County, Utah is one of the fastest-growing counties in the U.S., driven by residential growth, tourism, and a growing university population. Both locations benefit from these tailwinds — the area surrounding Location 2 is experiencing significant new development, while Location 1 benefits from continued enrollment growth at a nearby major university.

The frozen dessert category has several competitors in the St. George market including one nearby self-serve frozen yogurt concept and additional frozen dessert establishments. However, this two-location package provides established brand recognition and scale that single-location competitors cannot match.

As with most frozen dessert concepts, the business is seasonal — spring and summer are peak revenue months, with softer performance in fall and winter.
Opportunities for Growth
This two-location package offers a motivated buyer several meaningful growth opportunities. Location 2 in particular has not yet reached its full market potential — the surrounding area continues to develop rapidly, and there remains untapped brand awareness among local residents. Increased local marketing efforts could meaningfully drive traffic and revenue at this location.

Catering and event partnerships represent a largely untapped revenue stream at both locations. Outreach to local schools, businesses, and community organizations for fundraisers, events, and group orders has not been fully pursued and presents immediate upside for an engaged owner.

Third-party delivery is currently active through one platform — expansion to additional delivery services could broaden reach and revenue with minimal overhead.

For a buyer with expansion ambitions, available franchise territory exists in the region, offering a potential path to grow beyond these two locations within the same market.

Transition Support
Sellers will provide hands-on transition training at both locations. As continuing franchisees in the region, sellers will remain available beyond the transition period for questions and ongoing guidance. The franchise brand requires all new franchisees to complete a one-week corporate training program (cost of corporate training is the responsibility of the buyer). Sellers will facilitate introductions to landlords, key suppliers, and the area franchise leader. Operational systems and processes will also be shared as part of the transition.
