There is only 1 other bed and breakfast in town. I get fully booked for at least 4-5 months of the year thanks to the universities. I have a contract with one university, I trade advertising with many local businesses, and I have it listed on 4 different sites not including my own website. I also use a monthly calendar booking platform.
Opportunities for Growth
The second building on the property is a tear down though but the land will be perfect to expand the B&B later. There is also more land behind both and to the side of the property you can buy. I think once purchased it could be a wedding venue and another house could be built with 6 more bedrooms and a gym.
