The real estate from which Leaky Roof Meadery formerly operated is available for purchase from VR’s sister company Professional Real Estate, LLC and is listed at $250,000. The real estate was appraised for $360,000 in June 2023, exclusive of equipment in the facility.

The building is approximately 6,400 sf. The building sits on 1.25 acres m/l that features a small orchard of various fruit trees behind the building.

The building was built in 2014, by the Builder Berkeley Corporation.

The front portion of the building where the tap room, seating area, and office are measures 80’ x 20’.

The center of the building is 40’ x 50’, and each side measures 60’ x 20’.

The framing is 2” x 6” yellow pine, with the bottom plates being treated.

The rafters are 2” x 6” using #1 boards.

The insulation is 2 to 2.5” thick and has an insulation factor of R30. Although the three rear portions of the building have no heating or cooling, the insulation allows the area to maintain a reasonable temperature year round.

The ceiling height in the center of building is 18’, and 13’ high on the sides.

The plumbing is PVC and PEX.

The concrete floor is 4” thick, and the footings are 24 to 48” deep, ½” rebar reinforced.

There is one overhead door on the south side of the building which is 10’ wide.
