Port of Subs has been slicing meats and cheeses in front of the guest since 1972 — fresh-baked bread, made-to-order, signature zesty dressings. Fifty-plus years of brand equity, a fiercely loyal guest base, and a menu that works across breakfast, lunch, dinner, and catering. Now we're taking it national, and we're doing it through Regional Developers.

WHAT A REGIONAL DEVELOPER DOES

You secure a protected region — typically a market with 10+ units of potential — and you become the brand in it. You open a flagship restaurant as your show store, recruit franchisees into the territory, and support them as they grow. Corporate handles approvals, agreements, and the FDD process; you build the market and get paid for it.

HOW YOU GET PAID

Compensation runs two ways for the life of the agreement. Regional Developers earn 50% of the initial franchise fee on every new deal signed in their region, and 50% of ongoing royalties from those franchisees in return for providing local support. That's a fee stream and a recurring royalty stream layered on top of the profits from your own restaurants — and because you sit on both sides of the ledger, you effectively pay only half the royalty on the stores you own yourself. Ten-year term with a ten-year renewal.

THE WHITE SPACE

This is the part that matters. Most of the country is undeveloped territory for Port of Subs, while the national sandwich chains are saturated and fighting over the same corners. You get first pick of real estate in a market nobody has built out yet — not whatever is left over. Our model flexes across traditional inline, endcap, and freestanding drive-thru locations, plus non-traditional units in food courts, airports, military bases, universities, travel centers, and grocery-anchored plazas.

WHAT'S INCLUDED

Full RD training at no charge — roughly 94 to 114 classroom hours plus on-the-job time in certified stores, covering franchise development and FDD compliance, our FranConnect CRM, finance, real estate and site selection, construction, and your market entry plan. You're also trained on the complete four-week franchisee program so you can operate a Certified Training Store and onboard your own owners. Training is held in Reno and Las Vegas, NV, Phoenix, AZ, or another certified location, with virtual components.

After launch: ongoing support, quarterly RD meetings, a co-funded branding and awareness campaign in your market, and direct access to our executive team across operations, sales, marketing, real estate, and supply chain. Our real estate group works your market with you — trade-area analysis, site criteria, LOI and lease review, and construction support through grand opening.

Regional Developer territories start at $75,000. Qualified candidates have $1M net worth, $350,000 liquid, and franchise, QSR, or restaurant operating experience.

Every Regional Developer opens at least one flagship restaurant in their region — the show store. It's the proof of concept that anchors the brand locally, hosts Discovery Days for prospective franchisees, and doubles as your certified training site.

Traditional units typically run 1,100–1,400 sq ft as inline, endcap, or freestanding space, with drive-thru layouts closer to 1,500–2,000 sq ft. Non-traditional units fit 500–800 sq ft inside a host location.

Stores open fully equipped — slicers, prep and refrigeration, FF&E, POS and back-office technology, digital menu boards, and the online, delivery, and catering stack — all spec'd and sourced through our supply chain so you're built to operate at scale from day one. Our real estate team works the market with you: trade-area analysis, site criteria, LOI and lease review, and construction support through grand opening.
