Business Description
Established neighborhood sub shop in Asheville, North Carolina, operating since 2009 and at its current Sweeten Creek Road location for nearly 12 years. Subs built on homemade bread baked in-house are the heart of the business, with a breakfast service added in January 2026.
The bread is the differentiator. It is made daily from a proprietary recipe developed by the owners and is the primary reason customers choose this shop over national chains — it is not something a competitor can pull off a shelf. All produce and meat come from local suppliers, and deli meats are Thumann’s of New Jersey, delivered from Charlotte, NC.
Revenue comes through four channels: walk-in counter, online ordering, delivery, and catering. The customer base is diversified and largely non-seasonal, drawing regulars from GE, Mission Health, CarePartners, and Sherwin-Williams, along with area tradespeople, plus steady tourist traffic from nearby Biltmore Village and the Biltmore Estate.
The business is owner-operated with a lean cost structure — a husband-and-wife team plus one full-time employee who is available to stay on with a new owner. It is fully turnkey and systemized, generating revenue from day one.

Leased retail space on Sweeten Creek Road in the Asheville Design District. Fully equipped and fitted out for sandwich production and in-house bread baking; all equipment and fixtures are included in the sale. Current lease is year-to-year with a long-term option available. The location is minutes from Biltmore Village and the Biltmore Estate, a short drive from Interstate 40, and steps from several neighborhood breweries. Numerous hotels and motels are in the immediate area, along with a large apartment complex within walking distance and a second complex currently under construction, which will add residential density directly around the shop.

The shop competes with national sandwich chains and local restaurants along the Sweeten Creek and Biltmore Village corridors. Its defensible advantage is product rather than price: house-baked bread from a proprietary recipe, proprietary sandwich recipes, and 17 years of accumulated goodwill with a repeat customer base built across multiple large area employers. National franchises in the category cannot replicate an in-house bakery program, and new independents entering the market start with no recipe library, no trained staff, and no established regular's.

The current owners have run the shop around their family’s schedule and left several revenue levers untouched:
• Beer and wine sales. No alcohol is currently offered. Adding beer and wine is a high-margin addition with obvious fit for a sandwich shop in a brewery-dense corridor.
• Extended weekday hours. The shop closes in the afternoon. Staying open into the evening captures the after-work and apartment-resident dinner traffic that currently walks past.
• Weekend operation. The shop is not currently open weekends, which forfeits Biltmore Village and Biltmore Estate tourist volume on the two highest-traffic days of the week.
• Breakfast expansion. Breakfast launched in January 2026 and has not yet been marketed or built out. A new owner inherits a revenue line that is already proven but not yet mature.
• Catering. Catering is active and profitable but has never been actively sold. There is meaningful headroom with the surrounding corporate employers.

Both of the owners’ children are now in college, and the owners are relocating to go help take care of their retired parents. The business is healthy and operating normally; this is a family timing decision.

The owner will provide hands-on training on every product the shop makes and will transfer all proprietary recipes. The existing full-time employee is willing to stay.

Please do not contact the store, staff, or customers with inquiries. All questions by email or text only. Financial details and supporting documentation available to qualified buyers upon request and execution of an NDA.
